Decision guide
A practical checklist for renting property in Thailand
Use this checklist to compare homes consistently and record what the agent or landlord has actually confirmed. Property terms vary, so keep important answers in writing before paying money.
Confirm the advertised terms
Ask which costs are included, the required deposit, the minimum term, the proposed move-in date and who is responsible for utilities. Treat any item not recorded in the listing or written offer as unconfirmed.
Inspect the home and inventory
Check the condition of rooms, appliances and shared facilities. Record agreed repairs and photograph the move-in condition so both parties have the same reference point.
Know who receives the payment
Confirm the identity and authority of the person or business receiving funds. Read the agreement, retain receipts and seek independent advice when a term or payment request is unclear.
Questions and answers
What should I confirm before paying a rental deposit?
Confirm the property, recipient, amount, refund conditions, proposed agreement and move-in date in writing. Keep the payment record and do not rely on an unrecorded promise.
Does RakBaan calculate travel time from a property?
No. Where station proximity is shown, RakBaan labels it as straight-line distance rather than walking distance or journey time.
